Andrews Homes in 2007 and has spearheaded its growth through his ability to provide the company with vision, strategy and industry-leading innovation.
In March of 2019, Paul oversaw the formation of the company’s strategic partnership with Canada-based Empire Communities. Paul continues to lead the Southeast division as Regional
President. Paul is active in the day-to-day management of the Atlanta firm, guiding the overall direction and growth strategy. He leads land acquisition and development with his ability
to envision large tracts of land with an eye for their future development as award-winning communities.

With Paul’s guidance, Empire Communities’ Atlanta division has quickly transitioned from a small firm focused on accelerated growth to a premier homebuilder of both move-up and
move-down single-family homes and townhomes in urban, surban, and suburban high-growth sub-markets across Atlanta. Currently, Empire Communities is expanding its footprint into
the US Southeast and serves as a local market leader, building in 15+ communities in greater Atlanta.

Paul earned his Bachelor of Arts from the University of Florida in 1987, and actively contributes to the homebuilding industry by participating in numerous industry associations,
including the Greater Atlanta Homebuilders Association, the National Homebuilders Association, and the Atlanta area Council for Quality Growth, where he served as the 2020 Chairman
of the Council. He is a long-standing member of the Urban Land Institute and its Council for Community Development. Paul is also a member and proud supporter of The Atlanta Beltline
Partnership and is on the Board of Directors for Special Olympics of Georgia. Paul is also an active board member of the Atlanta Police Foundation.

Paul and his wife, Carla, live in Buckhead and have three children, Caroline (25), Parker (22), Spencer (20). He is an active member of Holy Spirit Catholic Church. In his free time, Paul
enjoys golfing, hunting, fishing and traveling with his family.

Geoff Koski leads KB Advisory Group, the Atlanta-based 10-person real estate and economic development consulting firm. Geoff has over 20 years of experience researching, analyzing, and reporting on real estate and community development trends across the U.S. His expertise facilitates clients’ wide-ranging real estate and economic development advisory needs.

Geoff and his team typically focus on work in Georgia and the Southeast, assessing local housing markets as well as economic and fiscal impacts of new real estate projects and strategies for their implementation. Projects include numerous types of residential, commercial, and mixed-use development. Geoff often assists public and private sector clients in maximizing the value of their real estate and development opportunities and helps Georgia cities create and use tax allocation districts (TADs), which is Georgia’s version of Tax Increment Financing (TIF).

Geoff’s work is often related to analyzing housing opportunities at the site, city, and regional level. He has directed numerous KB engagements for local governments and authorities related to identifying housing issues and providing solutions.

Lew Oliver, Principal of Lew Oliver Inc., is an Atlanta-based urbanist, master planner, and designer with more than a decade of experience in advancing New Urbanism and residential design. He envisions, designs, and implements entire towns. He is celebrated for extraordinary attention paid to form, detail, and proportion, making for beautiful, innovative designs. He curates versatile building typologies and highly marketable plans with timeless exteriors. Master plans by Oliver are designed with each community’s values, local vernacular, and climate in mind. He focuses on the pedestrian experience in each of his site plans, making paramount the physiological and psychological wellness of residents. Each of his plans considers how to enrich the landscape.

Oliver is a preferred design consultant of renowned Duany Plater-Zyberk, having undertaken over 40 charrettes internationally. One of his favorite charrettes that his design hand and leadership was involved with includes the Scottish Sustainable Community Initiative, where he helped plan the first extension of Edinburgh since 1805. He especially emphasized the design of housing, building types, and facades that were highly responsive to Scotland’s historic architecture. He was instrumental in the design and development of Trilith (GA), Hartness (SC), Southlands (BC), Vickery (GA), Rosemary Beach (FL), Celebration (FL), Serenbe (GA), Lost Rabbit (MS), Village at Hendrix (AK), and more.

Samyukth Shenbaga is the Managing Director of the Community Development Department at the Atlanta Regional Commission. In this role, he leads a team of planning professionals working with cities and counties throughout metro Atlanta on a range of issues ranging from housing affordability to historic preservation. Some of the most locally impactful programs within ARC including the Livable Centers Initiative, Regional Leadership Institute, LINK, Community Development Assistance Program, and the Culture and Community Design Program are led by his group.

Shenbaga came to ARC from the Chicago Metropolitan Agency for Planning (CMAP), where he served as a principal planner in the agency’s local planning division. Before CMAP, Shenbaga worked at private consulting firms in Chicago and Madison, Wis., where he helped private developers and municipalities develop neighborhood and site-specific plans.

Born and raised in New Delhi, India, Shenbaga holds a master’s degree in urban and regional planning from the University of Michigan and a bachelor’s degree in architecture from the School of Planning and Architecture in New Delhi. Shenbaga is a LEED accredited professional and a member of the American Institute of Certified Planners (AICP). He lives in Dunwoody with his wife Anisha, daughter Indira and son Ishaan.
